New Home Purchase Money Program
Unlike Apartment "Equity Programs" that takes years to receive
the same benefits,
with Metro's New Home Buyer Program you can receive the full
Program Amount in as little as 1 month (short Term Lease
qualifies) when you use us or one of our affiliated agents as
your Buyer Agent for your New Home purchase.
Whenever any Metro customer who has leased an Apartment, Duplex,
Condo, Town-home or House through our Rental Locator Service
buys and lists us as their referral agent that customer
qualifies to receive a check or credit
at Closing and Funding representing $1,000. What this means is
that after negotiating the best deal with the
builder you will receive $1,000 CASH from us at closing and
funding.
If you have not leased an Apartment or Home through our Locator
Service
standard rebates of up $1,000. on new home will apply:
PROGRAM RULES AND GUIDELINES
1.
You must Lease an Apartment, Duplex, Condo, Town home or House
through our FREE Locator Service and list us as your Referral
Source on your Lease Application and contact us with your new
lease information. Once our Rental Invoice is paid you will
automatically become eligible to
receive $1,000 Cash
Back of your New Home's sales price at Closing through our "New
Home Purchase Money Program." There is no charge to register and
you may use our Free Customer Searchable databases and/or ask
your agent for listings and assistance.
2.
The Apartment or House you lease from must offer a Referral
Commission for you to become eligible for $1,000 Cash New Home
Rebate.
3.
You must satisfy the terms of your lease agreement. Short Term
leases that we place and receive a referral fee for will also
qualify for our $1,000 CASH Rebate Program.
4.
This offer is open ended and extends forward in time to all
customers who have leased an apartment through one of Metro's
full-service locator services and have satisfied numbers 1, 2
and 3 above.
5.
This program will not affect any Apartment Specials, Monthly
Rent or your Apartment Selection. This program is a benefit
to our Apartment Customers.
6.
There is no minimum monthly rent payment requirement to become
eligible and there is no monthly "equity" accumulation to keep
track of.
7.
The $1,000 Cash Rebate program applies to New Homes
and only to builders who pay us the common industry commission
on the new home you buy.. If Metro does not receive a
commission from the builder or a 3% agent commission for any
reason, Metro is not obligated to rebate anything. Furthermore,
the builder must consent to the details of this program. (Almost
all builders will consent to this program!)
8.
This program does not apply to "For Sale by Owner" homes or
pre-existing homes.
9.
Before you begin your House Hunting Visits, PLEASE REGISTER
WITH US and Fill out the
NEW HOME SEARCH FORM. Registration is FREE.
10.
It is your responsibility to obtain mortgage "Pre-Approval"
before you begin your house hunting. We do not show homes for
sale until you have been Pre-Approved. Pre-approvals
allow you to understand the extent of your borrowing power and
how much home you can afford. We can recommend quality Lenders
or you can work with Lenders of your choice to obtain
"pre-approval."
11.
You may be required to sign a "Non-exclusive Buyer
Representation Agreement" with Metro Relocation Services
whenever you elect to use this program. The rebate is subject
to the consent of the person the licensee represents. Under a
Buyer Representation agreement you are the PRINCIPAL and YOU
make the AUTHORIZATION allowing us to REBATE $1,000 back to you.
If the area you are seeking to purchase a home is outside of
our market areas another comparable Real Estate service may be
used to fulfill the terms of this agreement. That Real Estate
Service may require an "Exclusive Buyer Representation
Agreement" in order to offer their services. To understand
more about Brokerage Services and how they affect you please
see below.
12.
The funds due to the homebuyer under this program represent a
"Rebate of Commission" and come from the Agent's commission at
closing. In Texas, Rebates require the consent of the principal
the agent represents in the transaction.
13.
Under our $1,000 CASH REBATE PROGRAM our services to you are
limited to referral services only. This means
Metro provides the time saving means that enables you to SEARCH
New Homes from your own computer. It is through your use of this
online Referral technology where you search and visit new area
homes for sale that we are able to pass this huge Rebate Benefit
onto you.
14.
To receive your $1,000 CASH Rebate it is your responsibility
when you visit a NEW HOME BUILDER to list us as your Real Estate
Agent on your first visit and all subsequent paperwork. Some
builder may require our representative to be present at the
first visit so it is important to let us know where you plan to
visit when you go looking and if you stop by a community that
requires our presence to let us know as soon as possible. We
will fill out any necessary paperwork required by the Builder
and ask you to choose how you want the $1,000 paid to you.
IF THE BUILDER REQUIRES US TO BE PRESENT WITH YOU - DO NOT SIGN
ANY PAPERWORK AND CALL US at 469-682-1024 AND WE WILL MEET YOU
AT THE BUILDER.
15.
Our Program cannot be used in combination with any other equity
program that requires you to list another Broker to obtain their
program benefits. If we are not listed as YOUR Sole Real Estate
Agent no program benefits will be paid.
16.
This "Home Purchase Money Program" is subject to any limitations
or restrictions imposed by the Texas Real Estate Commission
(TREC). Program terms and conditions may be changed from time to
time. However there is no expiration of this exceptional
offer for Metro lease customers except for the continued
business operation of Metro itself.
